The massing of this tower, containing fifteen luxury units – three townhouse apartments at the base, eleven full-floor tower apartments, and a two-storey penthouse apartment – responds to street setback and height zoning requirements, while the disposition of rooms within each apartment is influenced by the views of English Bay to the south and west and West Vancouver's uplands to the north. The pedimented vault at the roof creates dramatic interior spaces in the penthouse apartment while masking mechanical functions that would otherwise be intrusive to neighbors on the nearby hillside. It also helps distinguish the building from its largely unconsidered highrise neighbors.
